The frequency of an Electrical Installation Condition Report (EICR) depends entirely on the property type. Commercial premises generally require an EICR every 5 years (or at change of occupancy). Educational establishments and public buildings often require testing on a more frequent schedule, while private landlords in Northern Ireland are now legally mandated to have a valid EICR every 5 years.
Under standard commercial leases in NI, the tenant is typically responsible for testing their own portable appliances (such as office computers and kitchen equipment) while the landlord is responsible for the fixed wire infrastructure (EICR).
